Advantages of Design-Build Construction
SINGLE SOURCE COMMUNICATION
All key stakeholders are involved early in the process, encouraging collaboration and transparency from the beginning. Architects, engineers, construction managers, and other team members contribute their expertise during the planning stages, allowing ideas for both design and construction to be evaluated together before moving forward.
Cost Savings and Budget Control
At NC Sturgeon, we maintain an open-book approach by sharing detailed job cost estimates and subcontractor bids with the owner. This level of transparency allows for careful evaluation of both design options and project costs, helping ensure the project remains within budget while maximizing overall value. Value engineering is an important part of this process, as we assess materials and construction methods to identify cost efficiencies without sacrificing quality.
Faster Project Timelines
Unlike traditional construction methods where design and construction occur sequentially, the design-build model allows these phases to overlap. Construction activities can begin before the design phase is fully complete, significantly reducing overall project timelines. This approach is especially beneficial for industrial construction projects where speed and efficiency are critical.
Reduced Risk for Owners
Since the design-build general contractor manages both the design and construction phases, responsibility for the project remains with a single entity. This reduces the likelihood of disputes between designers and contractors, improves accountability, and allows issues to be resolved quickly without unnecessary delays.
TRANSPARENT PROCESS
Transparency in our design-build services ensures owners can make value-based decisions with confidence. NC Sturgeon follows an “open book” approach for all construction projects.
High-Quality Outcomes
Higher quality construction and integrity for the project. The design-builder will value-engineer multiple scopes and designs throughout the design-build process to ensure constructability, efficiency of both time and cost, without compromising quality.
Case Study: Western National Bank Design-Build Project
Several years ago, a previous customer came to us with a special request: “Could we design and construct a 2-story high-end banking facility in Odessa, Texas within 12 months?” Since they were an existing customer and we had a very good working relationship with them, we accepted the challenge. Trust was the main ingredient on both sides. We laid out a plan and presented it to the board of directors, and they accepted. NC Sturgeon provided the engineering team. The bank had drawings that fit their needs, and we employed their chosen architect. The benefit to the bank for moving in prior to the end of the year would be a large percentage of building costs in tax breaks.
Design-Build Construction Across Texas and New Mexico
Our team regularly works with clients in communities including Midland, Odessa, Andrews, San Angelo, Lubbock, Hobbs, and Carlsbad.
These regions continue to experience strong economic development and industrial growth. According to the Texas Economic Development Office, Texas remains one of the nation’s leading states for business expansion and industrial investment. Similar initiatives supported by the New Mexico Economic Development Department continue to support business growth throughout southeastern New Mexico.
Our experience working across the Permian Basin allows us to deliver construction projects that meet the needs of businesses operating in these growing markets.
At NC Sturgeon, our design-build process focuses on collaboration, efficiency, and transparency. By working closely with our clients from the earliest planning stages through final construction, we deliver commercial and metal building projects on schedule, within budget, and built to the highest standards of quality.
An Integrated Approach to Design and Construction
Our available design-build construction services in Texas offer an efficient process for developing small to large buildings. With this approach, the owner works with a single team responsible for the entire project, from design and construction to cost management. As one of the most streamlined methods for commercial, industrial, and metal building construction, design-build provides several advantages compared to traditional construction delivery methods.
In a design-build project, the owner benefits from a single point of accountability. The design-build contractor assumes responsibility for coordinating all aspects of the project, helping ensure clear communication and efficient problem solving throughout the process.
Bringing the Entire Project Team Together
The expert team from our Texas commercial construction company is committed to collaborating with our partners. Our staff brings together the owner, architect, engineer, contractor, estimator, scheduler, project manager, and accounting professionals to work toward a common goal.
Through open communication and coordination from the earliest planning stages through final construction, we deliver projects that meet our clients’ expectations for quality, schedule, and cost control.
Decisions had to be made...
Best support Structure Steel or Concrete Block? Steel was a little less expensive but would take 8-10 weeks delivery. We chose CMU block and had a structural permit from the City of Odessa Texas within a week. Inside of 6 weeks all of the block was in place to support the roof, 2nd-floor structure, and elevator. This value-engineering and collaboration exercise had saved 5 weeks on the overall schedule. As the block was finishing, the exterior stone, Windows, Roof Structure, 2nd floor support system were being installed. At the same time, the Mechanical/Electrical/Plumbing plans were delivered to the City for permitting. Month 4 had the building “dried-in” for the start of finishes and elevator. At the end of month 10, we received the Certificate of Occupancy and the owner moved in with 25 days to spare.
